These Website Terms of Use and General Disclaimer ("Terms") govern your access to and use of https://superiorresidence.vercel.app/ (the "Website"), owned and operated by SUPERIOR PROPERTY DEVELOPMENT SDN BHD (No. Syarikat 202201027639 (1473336-V)) ("we", "us", "our"). By accessing or using the Website, you agree to be bound by these Terms. If you do not agree, please discontinue use.

1. Purpose of Website

The Website is provided for general information and marketing communication purposes only, including information relating to our project of Superior Residences @ Taman Indah Jaya and/or our other products and services. The Website is not intended to replace information in the relevant signed sale and purchase documents or approvals issued by the relevant authorities.

2. No Offer, No Contract, No Reliance

• No offer / invitation. Content on the Website does not constitute an offer, invitation to treat, contract, representation, warranty or undertaking.
• No reliance. You agree not to rely on the Website content for any purchase, investment or financial decision. Any purchase of a unit (if applicable) will be governed solely by the relevant executed sale and purchase documentation and applicable approvals/conditions.
• Independent advice. You should obtain independent professional advice (legal, financial, tax, technical or otherwise) where appropriate.

3. Accuracy; Updates and Corrections

We endeavour to keep Website content accurate and up to date. However, content is provided on an "as is" and "as available" basis and may include errors, omissions, inaccuracies or typographical mistakes. We may amend, update, replace, suspend or remove any content and/or features at any time without notice.

4. Project Visuals, Measurements and Specifications

• Artist's impressions / marketing visuals. All renderings, illustrations, photographs, videos, show unit displays and visuals (including furnishings, fittings, furniture layouts and lifestyle depictions) are for illustration and marketing only and may not represent the final product.
• Show unit disclaimer. Show units (if any) may contain upgraded items, decoration and/or features that are not part of the standard unit.
• Measurements and areas. Any stated built-up area, dimensions, measurements or calculations are approximate only, and are subject to the final survey and/or approvals.
• Subject to approvals and variation. Layouts, plans, specifications, finishes, facilities, materials, landscape features, common areas and services are subject to change as may be required by relevant authorities and/or recommended by our architects, engineers, consultants or contractors.
• Final documents prevail. In the event of any inconsistency, the final approved plans, permits/approvals and executed contractual documents shall prevail.
• Facilities/lifestyle features. Any facilities, services or "lifestyle" features described may be subject to the developer's final decision, approvals, operational feasibility, third-party arrangements and/or the collective agreement and contributions of owners (where applicable).

For the avoidance of doubt, these Terms apply only to your use of the Website and do not vary any executed sale and purchase agreement or other written contract entered into with us.

Unless stated otherwise, all intellectual property rights in the Website and its content (including text, graphics, logos, photographs, videos and layout/design) are owned by or licensed to us.
